What Is a Gas Safety Certificate (CP12)?

A gas safety certificate — formally known as a CP12 (Landlord Gas Safety Record) — is the document issued by a Gas Safe registered engineer after a full inspection of all gas appliances, fittings and flues at a property. It confirms that the gas appliances at the address have been checked and are safe to use. The name 'CP12' comes from the certificate form number used by the Gas Safe Register. You may see it referred to as a 'gas safety certificate,' a 'landlord gas safety record,' or simply a 'CP12.' They are all the same document.

Who Needs a Gas Safety Certificate?

What Does the Gas Safety Inspection Include?

Our Gas Safe registered engineer will inspect all gas appliances at the property, which typically includes the boiler, gas fires, gas cooker/hob, and any other gas appliances. The inspection covers:

• All gas appliances — checking for safe operation, correct gas pressure and adequate ventilation
• Gas pipework and fittings — checking for leaks, corrosion and secure connections
• Flues and ventilation — checking that flue pipes, terminals and ventilation openings are clear and correctly sized
• Safety devices — checking thermostats, pressure relief valves, flame failure devices and other safety components
• Carbon monoxide levels — checking combustion products are being expelled correctly
• Gas pressure — checking that gas pressure to each appliance meets manufacturer's specifications

At the end of the inspection, the engineer completes and signs the CP12 certificate listing all gas appliances inspected, the result (satisfactory/unsatisfactory) for each, any defects identified (immediately dangerous or at risk), and the date of the next recommended inspection.
